I am starting this blog because Alan Pearlman from AGP Realty, Inc stole my money (about a $1,000). I'm not talking a lanlord just keepign your dough and a nice itemized list. . .I'm talking just keeping your money. Hides from you. LIes to your face when you ask him when the check will be mailed. . .that kind of stuff. I hope that I can prevent this from happening to others!
I executed a lease between myself and Alan G. Pearlman’s company, Pedra Properties LLC. The lease term started on September 1, 2007 and ended on May 31, 2008. I paid a total of $1075 deposit per our Agreement. This lease was for Shaker Regency apartment 306 at 3210 Warrensville Center Road, Shaker Heights, Ohio 44122.
During the course of the lease I lost my job (OUCH great time for someone to steal $1,000 bucks from you).
I found another tenant (David and Cathy). Alan Pearlman refused to write a new lease for this couple and instead had me execute a sublease agreement. This transaction occurred at the end of February. I sent all keys and garage door openers to Alan Pearlman and cleaned out the Apartment prior to leaving.
As I had already moved out of state at that time (new Job in Chicago), Alan met with the couple, had the couple sign the sublease, and collected their deposit. As the Agreement was between Cathy, David, and me, Alan was supposed to mail the deposit to me for the total $975 that Cathy and David paid. Alan kept the deposit and never returned the money to me as he had promised on February 26, 2008 (I have the email, I'll attach it later).
Upon Alan’s request, Cathy and Dave moved out on May 24th, 2008 a full 7 days before the end of my Lease Agreement. This was at Alan’s demand (you must move out by May 24th) in a conversation between Alan and me.
Both Cathy and my wife have contacted Alan multiple times. Half the time he does not even return the calls or e-mails. The times they have gotten to talk to Alan, Alan has promised to send the checks and itemized list(s) regarding the deposits. Alan Pearlman has promised to mail the deposit multiple times, but has not yet sent me the checks. According to Ohio law the landlord has 30 days to return the deposit and may not deduct for reasonable wear and tear. The 30 day period has come and passed as of June 30th, 2008.
Upon review of Alan on the Internet I do not believe that we are an isolated incident. I believe that Alan is taking advantage of both Cathy, David, and my status as former Ohio residents. Our situation is not unique. According to Apartment Ratings it is advised NOT to pay Alan Pearlman your last month’s rent as he will not return your Security deposit (attached). This is a situation that needs to be resolved not only for myself, but for the already hurting residents of Cleveland. I am sure a quick search on Google using “Alan Pearlman”, “Pedra Properties”, or “AGP Realty” will turn up far more evidence than I have included below.
Don't get caught by this guy, avoid the following apartments:
Shaker Regency Apartments
Continental Luxury Apartments
Roosevelt Apartments
Boulevard View Apartments
I wish I knew this stuff ahead of hand, I would rather kept the last month deposit and force him to send the itemized list and pay him. . .

This was my experience with Alan G. Pearlman:
My experience living for 2 years at the Roosevelt was extremely frustrating and challenging. First, the landlord made multiple verbal contracts with me that he rescinded, including moving the washers & dryers from the wet basement and allowing my lease to be extended to month to month, which I was not informed that he rescinded until he gave me less than a month's notice that I was required to move out.
Second, he responded to less than half of the maintenance requests that I sent, requiring me to ask multiple times before anything got fixed. This was a huge issue, since his drains were consistently clogged, the refrigerator leaked from the ice block in the freezer into the fridge, and the hot water heater broke multiple times, which was not repaired for multiple days. He would not replace the air conditioner when it broke, requiring me to purchase my own although this is an included expense in the rent. He also did not respond to any maintenance requests sent about beeping fire alarms, causing the alarms to go off for multiple weeks. This is against the building's fire code. This is a significant safety risk, as is the fact that the back door to the building off of the fire escape does not lock.
He also refused to let me switch from an indoor to outdoor parking spot although the outdoor lot was less than half full, so that he wouldn't loose the $25 extra rent that he got each month for my indoor parking space. Additionally, on multiple occasions, there was a sign on the front door stating that he did not pay the building's gas bill, which would result in our gas being turned off.
The biggest issues that I encountered while living at The Roosevelt were that the landlord would not turn the heat on at the legally required date and turned it off before legally required by Ohio law. This resulted in my apartment reaching the 50s on multiple occasions. This issue was only second to the fact that he gives less than half of the security deposit back to his residents upon their move out, and charges for normal wear and tear, including cleaning the refrigerator and floors.
I highly encourage everyone to look at many of the other nice residential choices in the Cleveland Heights neighborhood, and stay far away from the Roosevelt.

The landlord is now threatening slander lawsuits against anybody who writes a negative review about him. You are under no obligation to remove any review. Also report him and or his attorney to the supreme court disciplinary counsel if they contact you directly amd you have a lawyer. I was awarded 31000.00 in Cuyahoga county. His building have rodents, no heat, poor water, faulty electricity, non working smoke detectors, etc. Sue him using the entity on your lease, not Alan pearlman.
Please anyone contact me. I’m going through this now and so are a lot of the tenants. We are trying to file a class action. Please get on board.

I moved here from Muskoka, Ontario, Canada in March. I have a very long story about our dealings with this nightmare of a menace of a landlord. Basically once he found out I was here with my tall beautiful brilliant black boyfriend (who is from here) he accosted us both repeatedly, harrassed us, made attempts at intimidation etc etc . All this guys usual MO. On day 2 of my residency he served me an eviction notice. There have been many since then for alleged smoking, having an illegal tenant etc. All false. He has continued to collect my rent throughout. We are working with Meghan at Fair Housing because there is a DOJ case going forward against this man. We have Legal Aid and just wait for the next court date. I'll move but I'll do it when I'm ready and I want my money back!
